Thank you very much for your time to read our Free Consumer Information Report. I'm grateful for the opportunity to provide you with information about exterior cleaning and help you choose a pressure washing company.
I'm a family man, father of two great children, (you can see Emma and Luke over on the right) and owner of Marler’s Pressure Washing. I've been in the exterior cleaning business for over 5 years. And in that time, I've learned that exterior cleaning is the subject of much confusion. In fact, people have so many misconceptions about pressure washing that I decided to offer this consumer information report so when you select a pressure washing company, you can make an informed intelligent decision
In just a moment, I'll share with you six costly misconceptions about pressure washing. Plus I'll offer four recommendations. And I'll give you seven questions you should ask a pressure washing company before you invite him into your home.
Now, here's
Misconception #1: You should wait as long as possible before having your exterior cleaned.
No. Mold and mildew love to attach to the north side of your home. Even though you can’t see the green nasty color that mold usually is, there are mold spores beginning to grow on your siding. When mold gets around weep holes in the siding, it can start growing behind the siding as well if you have a moisture problem you are unaware of.
Misconception #2: The only way to clean the exterior siding is to use heat and/or high pressure.
This statement is untrue. High pressure will only damage vinyl siding, damage concrete, or damage window seals, and the list goes on. And if a contractor is using heat, then chances are he will warp your vinyl siding in the process. The only time heat is needed is in commercial applications cleaning grease or removing gum from concrete.
Misconceptions #3: One method of pressure washing is as good as another.
No. Using high pressure to clean only blows off the top of the mold spores and moves around dirt. This is why sometimes you see mold already back (if not worse) in 6-12 months. The correct way to clean vinyl siding is to use low pressure (500 psi or less) coupled with the right cleaning agents and that will effectively clean your siding. Once again, high pressure only causes damage, and most of the time it cost thousands of dollars to correct.
Misconception #4:Having a Home Depot or Wal-Mart pressure washer is all a company needs.
Well, not really. Store bought machines just don’t produce enough gallons per minute of flow to do the job effectively. And most of these machines are rated for a psi of 3500 or greater. In an untrained hand, this machine could cause a lot of damage. And these machines would take the average person possibly several days to do an exterior cleaning since it doesn’t produce enough gallons per minute, nor does it have the right tools and nozzles to reach those high areas and hard to reach areas.
Misconception #5: The company that offers the lowest price is the company you should hire.
Maybe -- but not always. Here are two important points to consider.
Point #1: The price you see offered may not be for the services you want performed. Before you select a company, decide what you want to accomplish. If you are wanting just a side of your home cleaned, then there are companies that will come out and clean just one side of your home using high pressure and no cleaning agents. But if you wanted a detailed exterior cleaning, with a gutter whitening to remove those nasty black stains from your gutters, and the mold totally removed from your vinyl siding, there are professional companies that do that as well.
So remember that the price you see offered may not be for the services you want performed.
Point #2: The price you see advertised may not be the price you pay.
Many homeowners have learned that the low price they saw advertised was not the amount they were charged.
And if you've ever hired a pressure washer you too may have been the victim of false or misleading advertising. You probably learned the hard way that some pressure washing companies offer a cheap price -- usually under $100 -- and then pressure you into paying a lot more once they get inside your home. Some of them may even break the law by using illegal bait and switch tactics.
As in all businesses and professions, the pressure washing industry has its share of bad apples. I take no pleasure in telling you this, but some are unethical -- and, sadly, a few are dishonest. By their misleading advertising and false promises, they cast a dark shadow on our entire industry.
Then you'll find other pressure washing companies-- professionals like me who work hard to earn your trust and respect.
As a way of improving our profession, I've dedicated my business to educating the public. The only way you can make an intelligent decision is to have all the facts you need. This is why I've written this report.
Misconception #6: Any honest pressure washing company should be able to give you an exact price quote over the telephone.
Actually, we can. But we need your help.
First, honest, reputable pressure washing companies usually price exterior cleaning by the square foot. So if you'd like me to tell you the exact cost of cleaning the exterior of your home, I need to know the exact number of square feet that you want cleaned. There are online tools we use to determine your square footage. All we need is your address.
Second, we offer different levels of services for our customers. You may just want the mold removed from the exterior of your home, or you may want to upgrade to a package that not only removes the mold from your siding, but also makes your gutters look new again, and get a vinyl protection treatment where you get a warranty on mold not returning for 18 months. There are several packages for you to choose from.
Third, if you would like to meet us, we would be more than happy to come out and meet with you. We understand some people like face to face interaction, while others like to conduct business via the internet. Whatever you would like to do is fine with us.
Recommendation #1: Make a commitment to yourself to get your exterior cleaned. The longer your exterior remains dirty, the larger the eyesore becomes. Plus do you really want your children playing outside and possibly touching that green and black yucky stuff then eating a snack?
Recommendation #2: List your objectives. Do you want only want one side cleaned something you could do with a rented machine and waste an entire weekend with your family on? Or do you want the bacteria, fungus and mold removed effectively and efficiently and can be done with a low pressure system, like I use. Do you want to work with an honest, reputable company -- or are you willing to risk working with the company that offers you the lowest price -- knowing that company might not be in business tomorrow.
Recommendation #3: Ask questions. The way you learn about a company is to ask specific questions and listen carefully to the answers. Here are the questions I suggest you ask:
1. What method of exterior cleaning do you recommend?
2. What type of equipment do you use to do exterior cleaning?
3. What will happen to my flowers and bushes?
4. How often should I get exterior cleaned?
5. Is using high pressure the best way to clean vinyl siding?
6. Should you use heat on vinyl siding?
7. Do you offer a warranty on your service?
Recommendation #4: Once you're satisfied that you're working with an honest, competent professional, invite him into your home and ask for a specific quotation in writing. A written quotation gives you the assurance that you know exactly what your job will cost -- no surprises.
By following these four recommendations, you'll gain all the information you need to make an informed, intelligent decision. If you want a quick, cheap exterior-cleaning job, many companies in the phone book can help you. Or you can rent a machine and do the job yourself.
